A survey has ranked Adelaide as Australia's most livable city for a third year running.
The Property Council of Australia said the national poll sampled the views of thousands of city residents.
Adelaide came out on top, closely followed by Canberra.
Sydney ranked second-last, just ahead of Darwin.
The council said Hobart and Newcastle jumped dramatically in the rankings and Perth had the steepest fall.
Property Council CEO Peter Verwer said Australians had clear views on what made cities effective.
"They continue to rate our cities poorly in housing affordability, environmental sustainability, congestion and public transport," he said.
The study ranks the capital cities, Newcastle, Wollongong and Geelong, the Victorian city included for the first time.
Residents are asked about 17 features, ranging from schools, transport and property to natural environments and coping with growth.
